The project proposal is to construct a “build-for-rent” community consisting of market-rate rental units in the Montessa Subdivision located at 1222 California Drive. The development includes 58 lots for residential development and one lot for a 2,400 sq. ft. recreational building. The 58 residential lot layouts contain one single-family dwelling with an attached Junior Accessory Dwelling Unit (JADU) and a detached Accessory Dwelling Unit (ADU). All Junior Accessory Dwelling Units (JADUs) would be restricted to households earning no more than 120% of the Area Median Income (AMI). The single-family dwellings consist of two (2) single-story models and one (1) two-story model ranging in floor area from 1,061 sq. ft. to 1,294 sq. ft. The attached JADU floor area is approximately 500 sq. ft., and the detached ADU floor area is approximately 800 sq. ft. Each house plan model includes three different elevations showing Mid-Century Modern, Modern Prairie, and Modern Farmhouse architectural themes. Exterior building materials consist of stucco siding, stone or brick veneer, lap or board and batten siding, and composite shingle roofing. Each residential lot includes four (4) on-site parking spaces, with additional guest parking on the public street. The recreational building reflects a Mid-Century Modern theme and will have a fitness room, a recreation room, a leasing office, an outdoor barbecue area, a tot lot, synthetic turf, an outdoor swimming pool, and a spa. The application also includes a request for an Adjustments approval to reduce the required front and side yard building setbacks for 43 single-family homes.
