The City of Vacaville has received a Minor Design Review request from Thomas Vacaville LLC to construct an approximately 12,300 sq. ft. commercial center on a vacant 3.77-acre site located at the southeast corner of Nut Tree Road and East Monte Vista Avenue. The subject site is zoned Commercial Highway. The proposed commercial center includes three single-story buildings consisting of a 5,250 sq. ft. drive-through convenience store (Beyond Market), a 2,414 sq. ft. commercial building, a 12-stall service station for electric and hydrogen cell vehicles, 24 vehicle vacuum stalls, and a 4,637 sq. ft. car wash (Happy’s Car Wash). The site plan includes 41 parking spaces, bio-retention basins, and on-site landscaping. Two driveways would provide access to the site from East Monte Vista Avenue. The proposed building height is 28 ft.
