Request to subdivide a vacant 18.9-acre parcel located east of Vine Street and west of Gable Avenue into 28 lots for custom single-family residential development. The proposed lots would range from 12,000 sq. ft. to 3.07 acres. The project includes a Zoning Map Amendment request to change the zoning from RE-20 (Residential Estates – Minimum 20,000 sq. ft. lot size) to RE-12 (minimum 12,000 sq. ft. lot size). Primary access to the subdivision will be provided by one new public street connecting to Vine Street, with secondary emergency access connecting to Gable Avenue from the east.
