The project proposal is to construct a Life Science & GMP Manufacturing Campus on approximately 22 acres of vacant land located at the southeast end of Horse Creek Drive and west of I-80. The project’s first phase would include two buildings with associated surface parking and site improvements. A second future phase is planned to add a third building. The proposed buildings would be two-story structures as follows: Building 1 – approximately 123,000 sq. ft.; Building 2 – approximately 127,000 sq. ft.; and Building 3 – approximately 123,000 sq. ft. The site plan identifies 561 on-site parking spaces with Phase 1 and 875 total on-site parking spaces with Phase 2, including a parking garage. Access to the site would be provided via a driveway on Horse Creek Drive. Pursuant to Section 15183 of the California Environmental Quality Act (CEQA), a Modified Initial Study was prepared for the project. No additional environmental review is required for this project.
