The Project Proposal is a request to annex a 15.73-acre site located north of Preserve Land and west of White Stone Court into Vacaville city limits for the purpose of creating 20 lots for single-family detached residential development. The application includes requests to change the General Plan designation from Hillside Agriculture (HA) to Residential Estates (RE) and apply the Residential Estates (RE-12) zoning district to the project site. The proposed lot sizes range from 12,195 sq. ft. to 21,930 sq. ft. The project would include a new fire access road that would connect to the fire lane behind White Stone Court and Peacock Way. Primary access to the project site would be provided by an extension of Preserve Lane with a secondary emergency access route along McMurtry Lane. The City is in the process of evaluating the incremental and cumulative changes created by the project proposal. Consistent with Section 15161 of CEQA, the City is preparing an Environmental Impact Report (EIR) to identify the effects of these changes and any reasons for determining that potentially significant effects would not be significant. This document will be published on the City’s website at a future date.
