Project proposal is to construct a four-story 144-room hotel on a vacant 5.43-acre parcel located at the southwestern corner of Vaca Valley Parkway and East Monte Vista Avenue. The project includes a 83,056 sq. ft. hotel; 2,600 sq. ft. drive-through restaurant; 2,000 sq. ft. retail building; and 1,500 sq. ft. office building. The application includes requests to subdivide the property into three parcels, change the zoning from IP (Industrial Park) to CG (General Commercial), and amend the Vacaville-Golden Hills policy plan to allow hotels as a permitted use. The application also includes requests to increase the allowable building height from 36 ft. to 61 ft. 4 in., and increase the Floor Area Ratio from .30 to .59.
