The project proposal includes Tentative Map and Planned Development requests to subdivide a 175.7-acre parcel for the purpose of creating a 295-unit residential neighborhood in Areas 19 & 20 of the North Village Development. The project site is bordered by open space and North Village Unit 6 to the south, Interstate 505 to the west, and vacant open space land to the north and east. The proposed Tentative Map will create 127 lots in Area 19 with a 4,500 sq. ft. minimum lot size, and 168 lots in Area 20 with a 5,500 sq. ft. minimum lot size. The proposed Planned Development will include four new house plans in Area 19 ranging in size from 1,615 sq. ft. to 3,051 sq. ft., and four new house plans in Area 20 ranging in size from 1,808 sq. ft. to 3,335 sq. ft. The proposed architectural styles include Spanish, Tuscan and Farmhouse designs. The proposed exterior materials consist of stucco siding with stone, brick, and lap-siding, and concrete “S” and flat tile roofing. Primary access to the site would be provided by an extension of North Village Parkway, and secondary access would be provided by an extension of Aster Road from within North Village Unit 6. The applicant is requesting exceptions to residential development standards for setbacks, lot coverage and minimum frontage width.
